【摘要】:ThisEuropeanstandardprovidesguidanceonthepreparationofagreementsforFacilityManagementwork.ThisEuropeanstandardisapplicableto:–FacilityManagementagreementsforbothpublicandprivateEuropeanUnioncross-border,aswellasdomestic,client/FacilityManagementserviceproviderrelationships;–fullrangeoffacilityservices;–bothtypesofFacilityManagementserviceproviders(internalandexternal);–alltypesofworkingenvironments(e.g.industrial,commercial,administration,military,healthetc.).ThisEuropeanstandardisapplicabletoservicesthatareprimarilycharacterisedbythefollowingproperties:–businesstobusinessservices;–managedbytheFacilityManagementserviceprovider;–recurringtypeoperationsgreaterthanaoneyearduration;–performanceoriented;–pricesormechanismstodeterminepricesforservices,whicharecloselylinkedtoperformance.InEN15221-1thescopeofFacilityManagementisdescribed.ThisstandardisprimarilywrittenforFacilityManagementagreementsbetweenaclientandanexternalFacilityManagementserviceprovider.However,alargepartofthisstandardcanbeappliedtocaseswheretheFacilitymanagementserviceproviderisaninternalentitywithintheclient'sorganisationandbeveryhelpfultosetupanapproachbasedonServicesLevelAgreements(SLA).ThisstandarddoesnotreplaceanyspecializedstandardsrelatedtoserviceswithinthescopeoftheFacilityManagementagreement.Applicablestandardsshouldbefollowed.Thestandarddoesnot:–providestandardformsforFacilityManagementagreements;–determinerightsandobligationsbetweentheclientandtheFacilityManagementserviceprovider;–detailemploymentconditionsinregardtoFacilityManagementagreements,althoughsuchdetailsareextremelyimportant;–givedetailconcerningthemanagementofenvironmentalissues.
